Auction - Bidding on an auction is done in specified increments. The user with the highest sucessfull bid "wins" the auction and the ability to purchase the item. Auctions use Proxy Bidding (see definition below).  

Proxy Bidding - An automatic method of bidding that increases your bid to the next lowest price when another user bids on the same item. Your bid is increased until your maximum bid amount is reached or the auction ends.

STEPS TO A WINNING BID ON A PROPERTY:

STEP 1:  Review the property and auction information at this site.

STEP 2:  At the top of this page, click on “Register” to complete the form for US Auction Advantage registration.  Registration is free.

STEP 3:  Click on the "BIDDER'S PACKAGE LINK" wich is available on each Auction to download all the necessary forms and disclosure documents for your property research. Do not bid without reading all documents.

STEP 4:  Complete and Submit the BIDDER REGISTRATION RECEIPT found in the Bidder's Package to the selling agent. Submission instructions are found at the bottom of the form. Do not bid before submitting this form along with your Prequalification letter from a prefered lender.

STEP 5:  Visit and inspect the property during one of the Auction Preview times. Do not bid without previewing the property.

STEP6: Once you have done steps 1-5 log in with your username and password and click on the property your are interested in and scroll down to BIDDING and place your bid in the box and click REVIEW BID. Then verify the amount and click ACCEPT BID. 

STEP 7: Be sure to click WATCH THIS ITEM while logged into your account to receive email alerts regarding that property through the end of the Auction.

Ask The Seller - At the bottom of every listing there is a "Comments" section where you can ask the Seller a question, or view previous questions from other users.

When submitting a question to a Seller, the message gets sent directly to their email address on file. The Seller can respond by following the link in the email.

To ask the Seller a question:

1. Log into your account.
2. Go to the Item listing.
3. Scroll down to the section marked "Comments."
4. Click the text "Ask the seller a question." This will take you to a Contact User form.
5. Enter your message.
6. Click "Send" button.
